Berry Trucking gained rezoning approval from Marion County Commissioners towards the creation of a new heavy equipment repair facility located on West Highway 326.
The applicant on behalf of Berry Trucking, Tillman and Associates Engineering, received approval for the request from the Marion County Board of County Commissioners during its regular meeting on Tuesday, November 16.
The two subject parcels, which total 9.04 acres, are located at 3709 West Highway 326 in Ocala. This land is currently zoned as A-1 (General Agriculture), and the approved request will rezone the entire property as P.U.D. (Planned Unit Development) in order to construct a heavy equipment repair facility that will include a paint and body shop.
The land is located on a Christmas tree shaped parcel with a railroad to the east, agricultural land to the west, and two residences below.
The western boundary of the property will have a 20-foot wide buffer consisting of a privacy fence with a canopy tree, understory tree, and continuous shrubs. This buffer will also be along the portion of the property near the residential dwelling to the east and vacant land to the west.
The entire east portion of the property is near the railroad track, and there will be a buffer consisting of a canopy tree, understory tree, and a chain-link fence within 15 feet of the track.
Berry Trucking received approval for light industrial zone (M1) uses. Any requested heavy industrial zone (M2) usage would require a special use permit, and the request would need to go before the county commissioners for approval.
Berry Trucking also received approval for general and special industrial uses (B-1 through B-5).
The list of permitted uses for this property includes: automobile repair; paint and body work; construction equipment, sales, leasing, and repair; freight terminal; motor freight or truck terminal; general construction; machine shop; railroad switching yard; truck stop facility; repair of heavy equipment, trucks, and trailers; truck terminal or parking facility; and welding shop.
One of the conditions for the rezoning approval stipulates that the property may be used Monday through Friday from 8 a.m. to 5 p.m., and on Saturday from 9 a.m. to 4 p.m.
The Marion County Board of County Commissioners meet on the first and third Tuesday of each month at the McPherson Governmental Campus Auditorium (601 SE 25th Avenue).
